We bought a house from another investor!

Often, there are homes available for sale that are not listed in a traditional manner. These are usually homeowners who have decided to sell their homes directly to an investor, without having showings, dealing with realtors or commissions, or for a variety of other possible reasons. We purchase many homes this way. This particular home was slightly different, because another investor held the contract. He contacted us, knowing we are always looking to purchase homes, and after a quick visit to the house, we made an offer and it was accepted.

We knew that the sellers needed some time after closing and receiving their funds from the sale to move out and get themselves settled in their new homes. This can sometimes be difficult to arrange, but in this case we all worked together and came to a solution that worked for everyone, and allowed this large family to all move into their next location without a huge rush or a big financial strain. The sellers were fantastic to work with, and though we know that selling the house and moving was a difficult and emotional process for them, they were incredibly gracious and helpful in communicating with us and gathering the necessary documents and information that the title company needed. We had the privilege of sitting at the closing table with them, as well as the other investor, making sure that everything was in order and we were all on the same page with the sale, the finances, and the post-close occupancy and time-line. The sellers ended up with 30 days of free occupancy, and they ended up turning the house over to us early. We are excited about this house, and its location. We love buying awesome homes in Lincoln Park, and this particular block is fantastic. When we met with one of the sellers to get the keys, it was obvious that she was very sad to be leaving, not only the house itself, but the neighbors as well. At the same time, she is happy to be in a new place that is easier to maintain, with no stairs to have to struggle up and down. We always ask sellers if they would be interested in seeing the house after we rehab it and update it, and she said she would love to see it! This question sounds so simple, but we know that in reality – it’s very difficult. Some people want to see the house afterwards, and some people don’t. Either way, there are always strong emotions and memories involved, and we do our best to be respectful of that. Whenever a seller does want to see the finished  rehab, we get excited and a little bit nervous. We of course hope that they are pleased with what we do, so we can’t wait to share with her when this house is done!
