Quite the Project!

This sale in Garden City was brought to us by a wholesaler who we have bought many houses from. The sellers reached out to him to help sell the home, and he then finds an investor to purchase the property. The couple who owned the home had lived there for decades, raising their family in it over the years. As time passed, the house filled up. Speaking with relatives, they had no idea what the condition of the inside of the home was. We have found that this is often the case, and not at all unusual. Memorable family gatherings were held outside, in the beautiful yard. As the owners aged and the matriarch of the family passed away, the family decided that it was time for a move. They realized that the house was going to be difficult to deal with – between the excessive amount of items inside, and the deferred maintenance throughout the home, both inside and out. We decided to purchase this home and closed quickly, allowing the family the opportunity to focus on the health and care of their patriarch. The family was able to take all of the belongings that they wanted to keep.

After the arduous process of emptying the remaining items, the updating began! The garage was leaning so severely, that we were unsure of whether or not it could be saved. Luckily, we were able to figure out how to stabilize it, and it’s now in pristine condition! The house got new windows, a new furnace and AC unit, a new driveway, a rebuilt porch, new exterior and interior doors, the plumbing was replaced with PEX and a new circuit panel was installed. The kitchen and the bathroom were completely remodeled, and the roof on the house and the garage was replaced, as was the siding on the garage and on the back of the house. Whew! So much done! The result however, is amazing! We decided to sell this home, so it will be a “flip”. While we would prefer to keep every house we buy, it just doesn’t always make sense to do so. In this case, that means some lucky buyer will end up with a solid, gorgeous home that shouldn’t require any updating for years to come!
